Anvendelse	Located in the coastal town of Blanes, in the province of Girona, the Edifici Blau presents an advanced state of deterioration in its facades. This is a direct consequence of its prolonged exposure to the marine environment, characterized by high salinity and humidity. This situation, combined with the natural aging of the materials, has motivated the need for a comprehensive rehabilitation intervention. The intervention focuses on the renovation of the facade, including also the modification of the walls under the windows, originally covered with glazed ceramic, a characteristic finish of the building's construction period, the repair of the degraded parts and the application of a continuous coating system with elastomeric paint, formulated for marine environments, which guarantees waterproofing and elasticity against minor structural movements, while preserving the original color range of the building, in blue and white tones, respecting its architectural identity. Parallel to these main works, other actions were also carried out, such as the waterproofing of the engine room module for the swimming pool with Plastimul High Flex plus over the old asphalt fabric in order to have the waterproofing in good condition. Description of the interventions and the application process: The intervention for the rehabilitation of the facade began with a thorough cleaning using pressurized water, with the objective of removing residues, loose particles and contaminants that could compromise the adhesion of the new coatings. Subsequently, the mechanical conditions of the substrate were evaluated to verify its suitability to receive the planned treatments. The deteriorated concrete areas were repaired using Planitop Rasa & Ripara fiber-reinforced cementitious mortar. This product, thanks to its high thixotropy, compensated shrinkage and fast setting, allowed an efficient and durable application, guaranteeing the stability of the substrate. In the decorative ceramic areas under the windows, a plaster was applied with Planitop 200 water-repellent cementitious mortar, in order to visually unify the facade and generate a continuous and aesthetically coherent facing. During the finishing phase, a primer was applied with the high-penetration consolidant Elastocolor Primer, followed by Elastocolor Pittura Plus elastomeric paint in blue and white, respecting the original color scheme of the building and ensuring long-lasting protection against atmospheric agents. Finally, the waterproofing of the swimming pool machine room was carried out by applying Plastimul High Flex Plus bituminous membrane over the old existing asphalt membrane, providing an effective and flexible solution against humidity and possible leaks.
